Tempe is boxed in by the Loop 101, the Loop 202, US 60, and I-10. It stopped growing outward in the 1970s. If your Tempe home no longer fits the way you live, we would love to hear about it.

Making an older Tempe house fit your life

The neighborhoods near the university are some of Tempe's oldest. Think Maple-Ash, Hudson Manor, Mitchell Park, and University Park. People stay for the mature trees, the walkable streets, and Mill Avenue a bike ride away.

The houses are another story. Small footprints, low ceilings, a one car carport, and seventy years of somebody else's additions. An addition or a second story gives you room without leaving the lot you love. A whole home remodel can fix a floor plan drawn for another era.

If the house has nothing left to give, a new custom home on the same lot is on the table. We will tell you which one you need before you spend money on drawings.

South of Guadalupe and Warner, lots get bigger and houses newer. In Warner Ranch and The Lakes, the structure is usually fine and the floor plan is the problem. We are licensed for the structural side, so a wall holding up the roof just means a beam and an engineer.

What a Tempe addition or remodel involves

  • Checking the lot against Tempe's setback, height, and lot coverage rules before anyone draws a line
  • Confirming what Tempe requires first if the property is historically designated
  • Site plans and construction documents, filed online with the city for you
  • An electrical service upgrade when an older house needs one
  • Tying new space into the roof, framing, and mechanical so the house reads as one
  • Foundation through finishes under one contract, with Shane answering the phone
  • Every inspection through final, then a walk through with you

Permits in Tempe

Tempe's Permit Center takes residential plans online through the Tempe Citizen Access portal. Smaller projects can qualify for over the counter review. A second story or larger addition usually does not, so we build that review time into your schedule up front.

We file and book each inspection for you. We also build across the East Valley, including Chandler and Gilbert. See every city on our service areas page.
